We have implemented a focused asset management strategy so as to reposition and redevelop the building whilst maintaining cash flow. A £37.5m comprehensive refurbishment has delivered prime grade A office and retail space across 8 upper floors, ground and lower ground levels in addition to 8,794 sq ft of common areas across the reception, roof top terrace, and atrium. This has dramatically changed the perception and appeal of the building. We have also obtained planning permission for a new spectacular 9th floor roof terrace. Marketing tools include an increasingly popular social media presence along with the production of an innovative iPad app and agent ‘games’ to further improve the building’s profile. The strategy has proved highly successful and has delivered a significant uplift in value for us and our partners.

After working hard on a strategic planning level, we successfully lobbied for a change in local planning law to allow for tall buildings to be constructed on our site. Following this, we obtained 2 residential consents and worked with planners and architects to prepare a scheme (including a mixed-use 1m sq ft development) to help realise the maximum value achievable from the site. This strategy produced an IRR of c. 60% for our partners.

Over the course of a four year period, Rowan acquired various neighbouring Grade II listed, multi-let offices in Belgravia which attracted rents ranging from £32 - £55 per sqft. After extensive work with planners, architects and residential agents, Rowan’s interest was acquired with a realised IRR of 25.86%. The scheme is now being built out with pricing in excess of c. £4,000 per sq ft.
